Questions, answered
Straight answers about selling your North Florida property for cash.
How do you decide what to offer?
We look at recent sales of similar homes nearby, the repairs the property needs, and our costs to hold and resell it. We'll show you how we got to the number so there's no mystery.
Are there any fees or commissions?
No. We're buying directly, not listing your home, so there's no agent commission. We also pay the normal closing costs.
Do I need to make repairs or clean out the property?
No. We buy as-is. Take what you want and leave the rest; we'll handle the clean-out.
How fast can you close?
Often in as little as 7–14 days once title is clear. If you need more time to move, we can set a later date that works for you.
Am I obligated to accept your offer?
Never. Our offers are free and there's no obligation. If it doesn't work for you, that's completely fine.
Can you buy a property that's in foreclosure or behind on payments?
Often, yes. The sooner you reach out, the more options there are. We'll work with your lender and the title company on the payoff.
I inherited a property. Can you help?
Yes. We regularly buy inherited homes, including ones still going through probate. We can coordinate with the estate's attorney or personal representative.
Do you buy mobile homes and land?
Yes. We buy manufactured and mobile homes (with or without land), vacant lots, and rural acreage across North Florida.
What if there are tenants in the property?
That's okay. We can buy rentals with tenants in place, so you don't have to deal with move-outs or vacancies.
Is my information kept private?
Yes. We never sell your information, and every conversation is kept confidential.
